with the Seller I strongly recommend a home inspection and a pest inspection for every transaction. A home inspector is prohibited by law from noting many items in the purview of a pest inspection. In addition, if a home has a well or septic system, these should also be inspected. The home inspection checks the condition of the major systems of the house including the structure's exterior, windows, foundation, roof, garage, electrical, plumbing, heating/air conditioner, attic and basement or crawlspace. If any major problems with the structure or systems of the house are uncovered, you have the right to void the sales agreement or to renegotiate the terms of the purchase. I recommend that the Buyer attend the home inspection. It usually lasts about 2 hours. Being there allows you to see and not just read about any problems the inspector discovers, and to ask questions about repairs and maintenance. Usually within 48 hours you will receive a written report. A home inspection usually costs between $250 and $400 and is the best money you will ever spend.
